KKS Offices – London
KKS designed and renovated what was once a decrepit building into their new lively offices located in London, England.
32-34 Great Peter Street, SW1 was a sad and empty building waiting to be re-developed. Qatari Diar saw an opportunity to revitalize it on a short term 3 year basis before the site was demolished to make way for residential accommodation.
KKS won the appointment to recycle the product for short term leases, stripping out the guts of the tired 60’s building and simply putting back a workable cat A solution. The success of reclaiming the internal facade at ground floor street level and designing a creative solution to the front door gave a noticeable address and edge to the property. The tenant demise areas were stripped back to the shell & core, exposing the concrete soffits and floors. By simply adding in an inexpensive design approach and a few key elements, noticeably pendant lighting and color, a new image and marker for 32-34 Great Peter Street was born. The building is now fully let, and in fact, KKS has relocated its own studio to the 2nd floor, taking advantage of the urban environment, creative vibe and regular floor plate filled with natural light.
The success of this project is that it proves not only money is needed to make a space usable again. Good design doesn’t have to be expensive – imagination and care can bring back to life a space with a new heart and soul, even if only for a short while.
